Booking Terms and Conditions
Please read carefully as when booking with us you are confirming you have read and
agree to abide by these conditions:
HOW TO BOOK
E-mail or telephone to discuss your requirements.
We will hold the booking for a few days in order that you may send a signed and fully completed booking form, and the deposit, which is non refundable.
A deposit of 30% is payable on booking and the balance and security deposit are due, in full, 8 weeks prior to your arrival.
Credit card bookings will be accepted but as we incur a charge for this an additional 5% will be added to the total amount.
If you fail to pay the balance on time we reserve the right to cancel and resell the holiday without refund of deposit. No reminder will be sent and it is up to you to ensure the payment is made.
For Holidays of less than 8 weeks notice payment in full is due at the time of booking.
For bookings at the last minute, if there is insufficient time to post a cheque and for it to clear our bank account, then cash must be paid on arrival.
We reserve the right to refuse any reservation without giving reasons
We will send a confirmation of booking by E-mail or letter - please check the details
carefully to ensure they are correct - if they are not please advise us immediately.
CANCELLATIONS
If you have to cancel your holiday for whatever reason please write to or e-mail us as
soon as possible to inform us of the cancellation. Cancellation incurs administration costs and carries the risk that it may not be possible for the holiday to be resold.
We will make every effort to re-sell the holiday, but this cannot be guaranteed.
If the holiday period is re-sold then a small administration charge will be made and any costs incurred will be deducted (ie it may be possible to sell the period on a late
availability basis at a reduced rate)
In the event that the accommodation is not resold for the period being cancelled the
following charges will be made:
More than 8 weeks notice of cancellation Deposit only
4 to 8 weeks notice of cancellation 50% of holiday cost
2 to 4 weeks notice of cancellation 70% of holiday cost
Less than 2 weeks notice of cancellation 100% of holiday cost
You are strongly advised to ensure you have holiday insurance which will cover you for cancellation of your holiday in the event of any unforeseen emergency.
ARRIVAL/DEPARTURE
Due to the extremely bad traffic congestion experienced in the Summer on a Saturday our changeover day is a Friday. This will, hopefully, lead to a stress free journey and enable you to fully enjoy the benefits of your holiday.
The accommodation will be available from 3pm on the day of arrival and should be
vacated by 10am on the day of departure.
SHORT BREAKS
Short breaks are subject to availability and at the owners discretion, on request.
During the winter months ie November to the end of March short breaks may be booked in advance with the exception of the Christmas and New Year, when the below will apply.
April and October short breaks may be booked up to 4 weeks in advance with the exception of Easter and Bank Holiday weekends when it will be 2 weeks in advance.
Short breaks may be available at other times, subject to availability and at the owners discretion.
Tariff as follows:
3 night break deduct 20% of weekly rental
4 night break deduct 15% of weekly rental
5 night break deduct 10% of weekly rental
The accommodation is strictly NO SMOKING. If you smoke within either property you will be asked to leave and your deposit will be forfitted to enable the property to be professionally cleaned. If this happens we will treat your holiday as having been cancelled by you and you will not be entitled to a refund of your holiday moneys or compensation.
DOGS - ONLY AT HOLLY COTTAGE
A well behaved dog will be considered – please speak to us if you wish to bring one.
By bringing a dog you are agreeing to the following conditions:
Dogs must not be allowed on the furniture.
Dogs are not allowed upstairs.
Dogs must not be left in the premises whilst you are out.
Dogs must be cleaned and dry before entering the property, particularly on wet days.
Dogs must be under control and on a lead at all times whilst outside at the premises.
Dogs must not be allowed to foul or urinate in the garden area - plants easily die and you are asked to walk them away from the property.
You must supply your own bedding and towels for the dog. We will supply a suitable plastic dog bed to put the bedding in if you request this at the time of booking.
A small charge of £25 for one dog will be made. Please enquire if you have more than one dog.
YOUR RESPONSIBILITIES
You are asked to keep the property in good order throughout your stay and leave it in a clean and tidy condition. Please report any breakages or damage immediately.
Additional logs, cleaning over and above what is considered normal (charged at £12 per hour or part thereof) breakages, damages, unless settled prior to departure will, together with administration charges, be deducted from the security deposit. If this is not sufficient you will be responsible for paying any additional amounts.
If you have any problems or concerns during your stay we ask you to please contact us immediately in order that we may assess the situation and put things right if necessary.
Under no circumstances will compensation be made or correspondence entered into with complaints raised after the property has been vacated unless we have been notified during your occupancy.
If you abuse the property or display rude dangerous or offensive behaviour towards the owner or any third party you can be refused possession of the property or asked to leave before the end of the holiday. If this happens we will treat your holiday as having been cancelled by you and you will not be entitled to a refund of your holiday moneys or compensation.
The maximum number of occupants must not exceed those advertised. Any additional guest may be by request only and with the agreement of the owner. If permission is given there will be an additonal charge each night for each person of £20. Failure to abide by this agreement will result in your holiday being terminated, and treated as having been cancelled by you, and you will not be entitled to a refund of your holiday moneys or compensation.
IMPORTANT TO NOTE
We reserve the right to enter the property at any reasonable time should the need arise.
We reserve the right to refuse / cancel any booking if the property becomes, for reasons beyond our control, unavailable subject to refunding any sums you have paid but we will not be under any other liability.
We cannot be held responsible for any interruption or irregularity in the supply of
electricity, oil, water, TV or radio reception
We will not be liable for any act, neglect or default on the part of any other person nor for any accident, damage, loss, injury, expense or inconvenience whether to person or property which clients or any other person may suffer or occur arising out of, or in any way connected with the letting or resulting from any other cause whatsoever.
Whilst every effort is taken to ensure the accuracy of the description of the property and other amenities within any brochure or website we accept no liability for inaccuracies in these details. Neither do we accept responsibility for any inaccuracies in the websites to which we link.
If you fail to observe our terms and conditions we have the right to terminate your
booking even if you are already at the property by asking you to leave at once. If this
happens we will treat you holiday as having been cancelled by you and you will not be entitled to a refund or compensation.
